Flooring for new construction in Orlando: a direct-import supplier for builders

Standardize one SPC vinyl and one porcelain across a community, keep the price fixed through the build, and pick up the next unit’s flooring from an Orlando warehouse the day the slab is ready — without a distributor in the middle.

The problem builders have with flooring, and how direct import fixes it

A production builder needs three things from a flooring supplier: a standard-grade product that photographs well in the model, a price that holds for the twelve or eighteen months of a phase, and stock that is there when the schedule says the floor goes in. Distributors struggle with all three, because they are buying from an importer and passing on every freight and tariff swing. Rios Floor is the importer. We buy by the container, warehouse in Orlando, and sell at one margin, which is why our prices did not move in 2026 while the market’s did. For a builder that means a standard package of 12 mil SPC in the base units and 20 mil in the upgrade, from the same color family, with the same box in stock on lot 1 and lot 60.

Standard and upgrade packages that make sense on a spec sheet

Base package: 12 mil SPC

7" x 48", 5 mm, attached IXPE pad. Light Natural, Soft Natural, Warm Golden and Rustik Gray oaks. The economical waterproof floor for standard-grade units.

Upgrade package: 20 mil SPC

Same colors in 20 mil, plus 9" x 60" wide planks for great rooms. The spec for rentals, model homes and anything the buyer will keep a dog on.

Wet areas: 24" x 48" porcelain

Rectified marble-look and matte stone-look tile for baths, laundry and entries, rated for walls and floors, 15.5 sq ft per box.

Premium: 28 mil and 48" formats

7 mm and 9 mm planks with 28 mil wear layer and 48" x 48" porcelain for the move-up product and amenity spaces.

Pricing that holds through the phase

Trade pricing is 20% below the homeowner price shown on every product page, and for a community we quote per SKU, per phase, in writing. Because we hold inventory rather than ordering against your PO, we can commit to a price and a quantity for the duration of a phase; what you need is the square footage per plan and the unit count. Call (321) 200-3295 or use the form below and ask for a builder quote.

Trade pricing: 20% below the homeowner pricePer-SKU, per-phase pricing in writing for communities. SPC from $1.39/sq ft and porcelain from $1.99/sq ft at homeowner price; builders pay 20% less.

Logistics for a build schedule

  • Stocked in Orlando, not shipped to order. 3320 Vineland Rd, Suite A — 20 minutes from most Orange, Osceola and Seminole County subdivisions.
  • Pull by unit. Your super calls the day before, we stage the unit’s boxes on a pallet; your installer picks up or we deliver by the pallet.
  • No acclimation, no glue. SPC with attached pad goes straight onto a cured, flat slab with a click lock, which keeps the flooring trade off the critical path.
  • Transitions and stair treads in matching colors, and self-leveling underlayment, from the same warehouse.
  • Spec sheets per product with wear layer, thickness, coverage and boxes per 1,000 sq ft, ready to attach to the selections package.

Builders also bring buyers to the showroom for upgrade selections; our team walks them through the packages you have defined, nothing else.

Frequently asked questions

Can you hold a price for a whole phase?

Yes. We quote per SKU and per phase in writing, backed by inventory we already own in Orlando. Tell us the square footage per plan and the number of units and we will commit a quantity at that price.

Do you have enough stock for a 40- or 80-unit community?

Our core SKUs are stocked in the tens of thousands of square feet and replenished by container. For a large community we reserve inventory against your schedule and bring the next container in behind it.

Will the color match from the first unit to the last?

We stock the same SKUs continuously and manage dye lots in the warehouse. For a phase we can hold lot-matched inventory so units finished a year apart match.

Can my installer pick up by unit?

Yes. The super or installer calls the day before with the unit number and square footage; the boxes are staged on a pallet for pickup Monday to Friday, 7:30am to 5pm. Pallet delivery is available.

Is 12 mil enough for a standard-grade unit?

For an owner-occupied unit, yes; 12 mil is the common base spec. Rentals, model homes and buyers with large dogs should get 20 mil. Both are available in the same color so the upgrade is a line item, not a redesign.
